San Jose now is larger than SF by nearly 100k. Not especially affordable either, just not SF prices. East Bay is more affordable and less bland-suburban, but BART doesn't serve San Jose and if you live there, you're kind of stuck there. They do have light rail that connects to BART, though. If I were 22 could figure it out.
OTOH probably the mildest climate in the States. That counts for something. Santa Cruz and the beach are a quick drive. Except when it isn't quick.
